Manhattan | Mixed-Use Master Plan, New Construction, Adaptive Reuse

Manhattan West is one of New York City’s most complex and ambitious mixed-use developments, transforming an active rail yard west of Penn Station into a fully integrated commercial, residential, hospitality, and public-realm destination. The project required unprecedented coordination across multiple city agencies, phased approvals, and highly technical code and zoning strategies.

Scope & Scale

  • Approximately 7 million square feet of mixed-use development across multiple buildings

  • Construction of a multi-acre structural platform over active rail infrastructure

  • New Class-A office towers (One and Two Manhattan West)

  • Residential development (The Eugene)

  • Luxury hospitality (Pendry Manhattan West)

  • Repositioning of existing office assets (Five Manhattan West)

  • Retail plaza and public open space

  • Adaptive reuse and conversion at 424 West 33rd Street
